AN ALTERNATIVE INVESTMENT FUND (AIF) ELIGIBLE FOR RESIDENCY EXPLAINED
An investment fund is a pool of capital managed by professionals and invested across multiple and diversified assets. A Cyprus AIF is a regulated investment Fund eligible for the Cyprus Permanent Residency Programme, where the investment objective of the investment compartment satisfies the criteria of the Cyprus Permanent Residency Programme, which grants an indefinite residence permit to foreign nationals.
Authorised and approved by the Cyprus Securities and Exchange Commission (CYSEC), the Fund invest in the medical sector, student housing, hospitality and residential development. Investors retain residency as long as they remain invested with targeted returns of up to 7%* annually.
To obtain the Cyprus Permanent Residency, an investor must purchase fund units worth at least €300,000, prove legal income and hold a clean criminal record. Immediate family members are also eligible.

PERMANENT RESIDENCY VIA A FUND INVESTMENT WORKS
The Fund's investment process for the Residency route follows a simple, expedient three-stage model with professional and legal support.
The investment consists of:
1. Subscription - The investor consults with the qualifying Alternative Investment Fund (AIF) and purchases units worth at least €300,000. This stage includes due diligence, signing the subscription forms with the fund manager and transferring personal funds to the Fund’s Depositary account.
2. Management - Eleon Capital Management, the licensed manager, invests in Cypriot Real Estate. The Fund’s targeted annual returns are 7%+*.

Subscription to the Investment Fund
The investor completes the Fund subscription process and is approved for the investment by the Fund Manager and related service providers once all investor due diligence is met. Once the funds are transferred from the investor’s personal offshore account and received by the Depositary, the proof of payment and proof of investment statement or purchased units certificate are issued by the Fund Administrator and handed over for the residency application pack. Eleon Capital handles all steps within our remit swiftly and in parallel with the residency preparation.

REGULATORY BASIS
Residency by Investment – Permanent Residency via a Fund (AIF)
Under Regulation 6(2) of the Cyprus Aliens and Immigration Regulations (4th revision, May 2023), a Permanent Residence Permit (PR)/Immigration Permit can be granted to a Third Country National upon fulfilling the required conditions. This permit is for people who wish to permanently reside in Cyprus.
KEY POINTS: RESIDENCY VIA FUNDS

Subscribing to a Fund is the most viable and efficient option for obtaining the Cyprus Residency Permit with a minimum subscription of €300,000. This investment is also known as the purchase of units of a Cyprus Investment Organisation of Collective Investments (Cyprus Fund), the investments of which must be in the Republic of Cyprus. In most cases, this type of investment provides indirect exposure to specialised, commercial, or residential real estate projects.

The full amount of €300,000 must be transferred to the Fund upon subscription approval, realised at the time of application submission.

The investment must be transferred by the applicant/subscriber, provided that s/he applies with funds from abroad.

The investor’s family can also obtain PR (spouse, children under 18 years old, and financially dependent unmarried children up to 25 years old). The applicant should have a secured and steady income of €50,000 p.a., increased by €15,000 for a spouse and by €10,000 for each dependent child.

Hold a clean criminal record from the country of residence and origin, if these differ, and not constitute a threat against public order or security in Cyprus.

For investments in Funds, the investor needs a residential property arrangement in Cyprus (rented or owned), which is only required. post the approval stage.

An investment in the AIF Sub-Fund qualifies as such as an investment, as the Fund itself qualifies as a Cyprus Investment Organisation for Collective Investments, within the meaning of the Migration Department’s Policy, with the Sub-Fund conducting significant investments held in the Republic of Cyprus. Nonetheless, investing in the Sub-Fund does not in itself guarantee eligibility or approval. Investors should be aware that:
